I'm looking for a new tenant(s) for a furnished studio apartment in Grünwald. The rent is 1,155 euros warm, including internet. The only thing not included is the radio and TV tax.

- It's a studio on the third floor of a house inhabited by a very kind elderly couple who also speak English
- On the same property, there are three other rented studios: currently living there are a Colombian couple, a Turkish couple, and an Austrian
- The entrance to the studios is independent from the main house
- Total independence and privacy from the other apartments
- Just half a block away is the forest "Perlacher Forst", ideal for those who enjoy being close to nature
- Very quiet and safe area
- It has a spacious balcony where you can see and hear birds and squirrels
- Includes: bed with 140 cm mattress, desk, wardrobe, fridge, washing machine, countertop, chairs, some kitchen utensils, and other items shown during the visit
- Available from May 1st

Considerations:

- A 15-minute walk to the second-to-last stop of tram 25; only 7 minutes by bike
- From Monday to Saturday, there's a free van service that passes approximately every 30 minutes. The stop is right in front of the house and takes you to the tram stop
- The tram runs every 10 minutes on weekdays and every 20 minutes on weekends
- From the tram, it takes around 38 minutes to get to Marienplatz and 32 minutes to Hauptbahnhof
- No supermarkets are nearby; you can get to Edeka or Lidl by bus. I usually go by bike
- No smokers allowed
- No pets allowed
- The owners prefer students; if it's a couple, at least one must be studying
- Preference is given to single tenants, although couples may also be considered
- The new tenant must pay a one-time fee of 125 euros for some items - I won't be taking with me, but which make the apartment more comfortable (like a second wardrobe, a desk chair, among others)
- Viewing appointments must be scheduled
